Swing Gate Pulling Loose at the Hinge Post
The gate had sagged nearly four inches at the latch side, and the top hinge was tearing out of the post. We pulled the gate, reinforced the post with a steel sleeve, and reset both hinges to carry the load evenly. The gate now swings level and latches without lifting. The photo log showed the before sag, the sleeve install, and the finished alignment.
Slide Gate Derailed Off the Track
A wheel had worn flat and the gate jumped the track, leaving it jammed half-open against the fence. We replaced the wheel, inspected the remaining rollers, and adjusted the guide trucks so the gate travels straight without chattering. The homeowner got a written record of the part numbers installed and a photo of the worn wheel next to the new one.
Gate Motor Making Grinding Noise, Then Quit
The operator would grind for a second, then stop before the gate moved. We opened the box and found the drive gear stripped smooth against the worm. A new gear set went in, the travel limits were reset, and the gate cycled quietly under load. Same motor housing, new guts, and no push toward a replacement unit.
Weld Failure on a Steel Driveway Gate
The mid-rail had cracked at the weld where it met the stile, and the gate flexed visibly every time it opened. We ground out the failed weld, re-welded the joint with proper penetration, and added a gusset plate so the stress point isn’t the same again. Primed and painted to match. The gate no longer flexes at the joint.

The gate would start to close, then reverse and stay open, with the opener light flashing a safety fault. We traced it to a photo eye (the infrared beam that stops the gate if something crosses the path) that had been knocked roughly two inches out of alignment. We reset the beam, verified the interruption response, and photographed the new alignment for the record.
Keypad Entry Not Triggering the Opener
The keypad beeped and lit up, but the gate wouldn’t budge. We found the signal wire had been chewed through where it ran along the fence line, likely by the same squirrel that left acorns in the control box. We spliced in a weatherproof junction, rerouted the wire inside conduit, and tested the entry code end to end.
